The Columbia, South Carolina real estate market is still down from 2008 levels but is starting to show some positive signs. As the selling season approaches overall activity is increasing and the percentage decline from 2008 levels is decreasing. Overall, the first quarter market statistics show Columbia homes sales are down 28% from 2008. But the good news comes from the monthly statistics. January was down almost 41%, while March showed a decrease of only 18%. This positive trend heading into the prime selling season bodes well for the remainder of the year. It seems to validate the growing feeling around the nation that the tide has turned and we are in a recovery mode. The recovery may not be instantaneous and it may take a while to return to previous market levels. Various programs, lower interest rates, and buyer incentives may be taking root and contributing to this upturn and drawing buyers into the market as they recognize that this is surely one of the best times to purchase a home in many years. Investors, first time home buyers and move-up buyers all stand to benefit from this buyers market.
